Commercial Flooring Supplies in Charleston, SC
Before you pick a floor for a business, check one line of the warranty: whether the manufacturer covers commercial use at all. TRD Floor Supplies stocks commercial flooring for offices, salons, boutiques and apartment buildings in Charleston, SC, chosen from lines whose makers put a light-commercial warranty in writing.
Our North Charleston store holds a 4.9 out of 5 rating from 35 Google reviews (Google Business Profile, checked October 9, 2026). Walk in during business hours or book a time, and talk it through in English, Spanish or Portuguese.

Who this page is for
The spaces PermShield names in its light-commercial warranty are a good map of who this page is for: salons, professional offices and reception areas, condos and apartment buildings, and light retail or specialty stores.
- Contractors and builders fitting out a unit who need the material, the spec sheet and the warranty terms on the same visit.
- Designers and architects who want samples to show a client and a written answer on where each line may be used.
- Property managers and owners of multi-family buildings, where residential warranty terms may not apply.
- Owners of a salon, studio, office or boutique choosing one floor for the whole space.
Lines with a written light-commercial warranty
These are the floors on our site whose manufacturer documents commercial coverage. The years below come from the warranty or the spec sheet named in each row, not from us.
| Line | What it is | Spec listed on our site | Commercial coverage (manufacturer) |
|---|---|---|---|
| PermShield Lite | Rigid-core SPC vinyl plank | 20 mil wear layer, 1 mm IXPE pad attached | 10 years, light commercial (PermShield warranty, rev. 09/01/2023) |
| PermShield One Plus | Rigid-core SPC vinyl plank | 22 mil wear layer, 1.5 mm IXPE pad attached | 15 years, light commercial (same warranty) |
| Chesapeake All American Premium | Laminate, 7.48" x 47.24" | AC4 "Light Commercial", 12 mm with 2 mm pad | 5 years, light commercial (Chesapeake sell sheet) |
| Chesapeake Fusion Design XL | Laminate, 9.3" x 72" | AC4 "Light Commercial", 12 mm with 2 mm pad | 5 years, light commercial (Chesapeake sell sheet) |
| Veranda Charleston and Asheville collections | Engineered French oak | 4 mm wear layer; 8" (Charleston) and 9.4" (Asheville) wide | 5-year commercial warranty listed on each product page |
Compare colors in our luxury vinyl plank selection, the two AC4 laminate lines and the engineered wood collections. If the AC number is new to you, our explainer on laminate AC ratings covers what the abrasion classes test.
Aged Wide Floors describes its Designer Collection finish (Bona UV Traffic, 4 mm wear layer) as suited to residential and commercial projects. Its page on our site does not list commercial warranty years, so ask us for the written terms before you specify it.

Where these floors don't belong
The vinyl and laminate lines above are not meant for a restaurant kitchen or a busy grocery aisle. PermShield does not recommend its SPC floors for food and beverage service or heavy-duty retail such as food, drug and hardware stores, and says use there is not covered.
Chesapeake defines light commercial as light to moderate foot traffic, light point loads and no rolling traffic, heavy chemicals, greases or commercial cleaning machines. It does not recommend its laminate for assisted living, schools and other institutions, health care, large retail or hospitality.
PermShield also excludes exterior use. For a patio, porch or outdoor bar wall, the outdoor slat wall panels are a separate product with their own specifications.
From floor plan to pickup: how an order works
- Bring the numbers. Square footage per room, the type of business and what is underneath now: slab, plywood or an old floor.
- Compare samples in the showroom and take a few to the job site to see them under the space's own light.
- Match the line to the warranty: compare your type of business with the manufacturer's commercial list and installation instructions, linked at the end of this page, before ordering.
- Ask for an estimate that covers the material, the pad or vapor barrier the manufacturer requires and the moldings for each doorway.
- Stock or order, then pickup or delivery. Our North Charleston store opens at 6 a.m. on weekdays, so a crew can load before heading to the site.

Three details that decide whether a commercial floor lasts
Office chairs and carts
PermShield's warranty excludes damage from rolling traffic and dents from furniture without floor protectors or chair pads, and Chesapeake's light-commercial definition assumes no rolling traffic. Plan chair mats under desks and felt pads under fixed furniture from day one.
Chesapeake's laminate care guide recommends protective mats under castor chairs and warns that rubber-backed or coco-fiber mats can discolor the floor.

Concrete slabs in commercial units
PermShield asks for every concrete subfloor to be tested: moisture emission no higher than 8 lbs per 1,000 sq ft (ASTM F1869) and internal relative humidity no higher than 90% (ASTM F2170).
Floating installs on slabs on or below grade need a 6-mil polyethylene vapor barrier. Our article on the best flooring for a concrete slab goes deeper.
Doorways and accessibility
The 2010 ADA Standards (sections 302 and 303) require floor surfaces to be stable, firm and slip resistant. A change in level up to 1/4 inch may be vertical; from 1/4 to 1/2 inch it has to be beveled no steeper than 1:2.
Our two Chesapeake laminates are 12 mm thick with pad, close to 1/2 inch, so choose the transition piece at each doorway with that limit in mind.
What moves the number on a commercial quote
We don't publish prices because they change with each order. These are the things that change it:
- The line and its wear layer or AC rating.
- Square footage, room shapes and the extra for cuts.
- What the manufacturer requires underneath, such as a vapor barrier on concrete.
- Moldings, stair parts and transitions at every doorway.
- Whether the color is in stock or has to be ordered, and delivery.
- Spare cartons: PermShield recommends keeping at least one full carton for future repairs.
Send the plan or the square footage and request a commercial flooring estimate.
Questions owners and contractors ask about commercial flooring
Can I put vinyl plank in a restaurant or commercial kitchen?
Not PermShield, the vinyl line here with a written commercial warranty: it excludes food and beverage service. Chesapeake's light-commercial terms for its laminate also rule out greases and commercial cleaning machines.
Are apartments and rentals covered?
Under the commercial terms, yes. PermShield's residential warranty covers only owner-occupied homes, while its light-commercial list includes condos and apartment buildings. Chesapeake covers multi-family units and common areas under each laminate's light-commercial warranty. Our guide to the best flooring for rental property compares the options.
Do you have wall panels for lobbies and offices?
Yes: our indoor slat wall panels. Each product page lists the panel's composition and fire rating, so check that rating against what your building official requires.
Do I need a permit to replace the floor in a commercial space?
South Carolina's 2021 building code lists "painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work" among work exempt from a permit (section 105.2). North Charleston requires a permit, with drawings, for commercial work that needs one, so check with the city when the fit-out goes beyond the floor.
Does the fire code limit vinyl or wood floors in corridors?
The floor-finish rules in section 804 of the building code exempt traditional floors such as wood, vinyl, linoleum and terrazzo, and resilient floors not made of fibers. The radiant-flux classes and the carpet "pill test" are aimed at carpet and other fiber coverings.
Can my crew pick up early?
