For most rentals, the best flooring for rental property is rigid-core SPC vinyl plank: waterproof against spills from above, padded, and repairable one plank at a time. Laminate fits bedrooms and living areas on a tighter budget; real wood belongs in units where you control the humidity and the turnover is slow.
Then read the warranty. Two of the three warranty documents behind the floors we sell spell out a different rule for rented or multi-family homes, and one of them, PermShield’s, voids its residential coverage the day an owner-occupied home becomes a rental.
So pick the line whose commercial warranty covers your kind of building, keep spare cartons, and install it so single planks can be replaced. Everything below comes from the warranties, installation manuals and state codes linked at the end.
Quick answer for landlords
- Whole-unit default: SPC vinyl plank. Waterproof against spills from above, a foam pad already attached, 20 to 22 mil wear layers on our PermShield lines, and planks that unclick for repairs. See the luxury vinyl plank flooring in Charleston we stock.
- Dry rooms on a budget: AC4 laminate, with spills wiped up within 24 hours.
- Higher-end units with slow turnover: engineered hardwood, kept between 35% and 55% relative humidity.
- Any of them: read the warranty for your building type before you buy, not after.
Rental flooring options compared, room by room
| Option (lines we stock) | Water | Surface rating | Warranty once rented | Where it fits |
|---|---|---|---|---|
| SPC vinyl plank: PermShield Lite and One Plus | Waterproof from topical moisture; not a moisture barrier, no flood coverage | 20 mil (Lite) · 22 mil (One Plus) | Residential terms only for owner-occupied homes; light-commercial terms (10 years Lite, 15 years One Plus) cover multi-family buildings | Kitchens, baths, laundry, living areas, whole-unit installs |
| SPC vinyl plank: Belocore | SPC core; water claim not stated on our product page | 12 mil | Warranty document not posted on our site: ask us for it before buying for a rental | Ask us before choosing it for a rental |
| Laminate: Chesapeake Fusion Design XL and All American Premium | Spills covered when cleaned within 24 hours; leaks and standing water excluded | AC4 | Multi-family units and common areas move to the light-commercial warranty (5 years) | Bedrooms, living and dining rooms |
| Engineered hardwood (several brands) | Floods, leaks and standing water excluded; needs 35% to 55% relative humidity | Finish warranty varies by line | Chesapeake’s structural warranty runs for as long as the original buyer owns the residence | Upscale units, slow turnover |
Carpet and tile show up in rentals too, usually carpet in bedrooms and tile in baths. We don’t sell either, so we haven’t read their warranties.
One outside reference for ground-floor units near water: FEMA’s Technical Bulletin 2 rates carpet unacceptable and mortar-set ceramic or porcelain tile acceptable where floods reach. For the laminate colors, see our laminate flooring lines.
The warranty fine print that changes when a home is rented
We read the warranty documents for the vinyl, laminate and engineered floors we carry with one question: what happens when the home is a rental? Here is what each one says.
- PermShield: residential terms apply only to owner-occupied homes (single-family houses, condos, townhouses). If an owner-occupied home becomes a rental, the residential warranty is void from that date, and it can’t be re-established later. The light-commercial warranty, 10 years for Lite and 15 for One Plus, lists multi-family buildings such as condos and apartments.
- Chesapeake laminate: flooring in multi-family units and common areas is covered under the product’s light-commercial warranty, which Chesapeake defines as light to moderate foot traffic, light point loads and no rolling traffic or commercial cleaning machines.
- Chesapeake engineered hardwood: the lifetime structural warranty covers normal residential use for as long as the original purchaser owns the residence.
- All three: the warranty belongs to the original purchaser and does not transfer, so it does not follow the property when you sell.
The gap to close before you buy: a single-family house that is rented out. PermShield’s residential terms exclude it, and its commercial list names multi-family buildings, not houses. Claims go through the retailer, so ask us to get the manufacturer’s answer in writing for your property type before the order is placed.
Surface toughness between tenants: mil and AC numbers
For vinyl, the number to compare is the clear wear layer in mils: 20 on Lite, 22 on One Plus and 12 on Belocore, per our product pages.
PermShield counts wear as going through that layer far enough to change the printed pattern; surface scratches and loss of gloss are treated as normal wear, and damage from pet claws is excluded.
For laminate, the number is the AC rating. Both of our Chesapeake lines are AC4, which the maker describes as tested for heavy-traffic residential areas and commercial buildings.
Repairs between leases: one plank, not a whole room
The cheapest repair is the one that doesn’t touch the rest of the room. A floating click floor makes that possible: per PermShield’s instructions, the end joints come apart when the planks are slid sideways, and the company publishes separate instructions for replacing a damaged plank.
- Keep spare cartons. PermShield recommends at least one for future repairs.
- Buy them from the same run. Chesapeake asks that all cartons share item and lot numbers and doesn’t cover color or sheen differences between lots.
- Order the extra up front: PermShield suggests 5% over the measured area (10 to 15% in rooms with many angles); Chesapeake suggests 10% for laminate.
- Glue down only where you must. PermShield requires glue-down under rolling loads such as wheelchairs or carts, and a glued plank is harder to swap.
Floors, security deposits and wear and tear in SC and VA
Floor damage often ends up on a security-deposit statement, and both states where we have showrooms set rules for that.
- South Carolina: the landlord may keep accrued rent and damages caused by the tenant’s noncompliance with the tenant duties in Section 27-40-510, which include not deliberately or negligently damaging the premises. Deductions must be itemized in a written notice within 30 days after the tenancy ends and possession is delivered, or after the tenant’s demand, whichever is later (S.C. Code § 27-40-410).
- Virginia: the deposit can’t exceed two months’ rent, and it may be applied to damages from the tenant’s noncompliance “less reasonable wear and tear,” itemized in writing (Va. Code § 55.1-1226).
Dated photos of every floor at move-in and move-out make that itemized list easier to defend, and a floor you can fix plank by plank keeps the repair line on it short. This is general information, not legal advice; your lease and a landlord-tenant attorney have the final word.
Rentals on slabs, near water and in multi-unit buildings
- On a slab: floating SPC needs a 6-mil polyethylene sheet underneath when the concrete is on or below grade. Our guide to the best flooring for a concrete slab compares each manufacturer’s moisture limits.
- Near water: the PermShield and Chesapeake warranties we read all exclude floods and standing water, so no floor choice replaces the right insurance.
- Upstairs units: PermShield reports that a second underlayment under its padded planks didn’t add measurable sound benefit in lab tests. If the association has a noise rule, check it against a tested assembly; we cover the details in do you need underlayment for vinyl plank flooring.
What decides the price of flooring a rental
A rental quote is mostly about quantity and timing:
- Number of units, square footage, and the line you standardize on (one line across units simplifies spare stock).
- Waste and spare cartons, ordered from the same lot.
- Removing old flooring, slab or subfloor prep, poly and moldings.
- Areas that need glue-down, and the vacancy window you have to work in.
Our site lists in-stock items as shipping right away, with other orders arriving in 5 to 7 days on average, and both showrooms, North Charleston and Richmond (3106 W Moore St), work in English, Spanish and Portuguese. To plan a turnover, compare our luxury vinyl plank lines for rentals and ask us for a quote.
