Flooring for Mount Pleasant, SC: Start With Where Your House Sits
In Mount Pleasant, the flood map comes before the color chart. The town's special flood hazard areas include AE and VE zones, and since January 29, 2021 its design flood elevation has been base flood elevation plus 2 feet.
That shapes which flooring makes sense in a Mount Pleasant, SC home, and how much of a renovation the town counts.
We are not in Mount Pleasant: TRD Floor Supplies' showroom is at 5627 Rivers Ave in North Charleston, about 11.4 miles from the center of town in a straight line. The North Charleston store has 4.9 out of 5 from 35 Google reviews (checked October 9, 2026).

Find your house, then the floor
If the house is in an AE or VE flood zone
Check the town's interactive GIS map, which has a flood overlay.
Inside those zones, Mount Pleasant applies the 50% substantial-improvement rule to work on the structure and the interior, so a whole-house floor can count toward that total. Choose floors you can lift and dry, and read our guide to the best flooring for flood-prone areas.
If it is an older house on brick or stone piers
The Old Village design guidelines warn against filling the space between brick or stone piers with concrete block, which leaves a crawl space under the floor. For wood above it, Chesapeake asks for at least 18 inches of ventilated space and 6-mil poly over the soil.
If it is a newer house on a slab
Census estimates put the median Mount Pleasant home's construction year at 2000. On concrete, PermShield's floating vinyl needs a 6-mil polyethylene vapor barrier when the slab is on or below grade, and a moisture test first.
If it is a condo or townhome
About 12% of the town's homes are single-family attached, and 8% are in buildings of 20 or more units. PermShield's residential warranty covers owner-occupied condos and townhouses. Once a unit is rented, the residential terms stop applying; the light-commercial terms list condos and apartment buildings.
Mount Pleasant flood rules that reach inside the house
The town's flood protection page names its floods of record: an extreme high tide on New Year's Day 1987 and Hurricane Hugo in 1989. Low-lying areas including Remley's Point, Royall Avenue and Raven's Run are under a town flood resilience study.
- Coastal A zones are regulated the same way as VE zones.
- The look-back for counting substantial improvements was cut from ten years to five.
- Permits are required for all development in the floodplain, not just new buildings.
- The town is a Class 6 community in FEMA's rating system, which gives residents a 20% discount on flood insurance premiums.
Waterproof flooring is not flood protection. The PermShield and Chesapeake warranties cover water on top of the floor and exclude floods and water underneath, as we explain in waterproof vs. water-resistant flooring.
The Old Village and the newer neighborhoods
Mount Pleasant's historic district has been on the National Register since 1973, and its oldest surviving house dates to 1759. The town notes tremendous development around it over the past 30 years; half of today's homes were built in 2000 or later.
The Historic District Preservation Commission reviews exterior changes. The Old Village guidelines adopted on February 13, 2023 say interior work does not require design review, and add that much of the Old Village lies within flood zones.
Do you need a permit to replace a floor in Mount Pleasant?
Usually not. The town's permit FAQ lists "papering, painting, millwork, carpet/tile replacement, or similar trade work that doesn't need an inspection" among work without a building permit.
Flood zones are the exception to watch, since floodplain permits cover all development there. The town has also announced that applications made after January 1, 2027 must be designed to the 2024 IRC and IBC.
Creek, harbor and the floor at the back door
On Google Maps (checked October 9, 2026), Shem Creek Park has 4.8 stars from 2,340 reviews, with visitors praising the boardwalk, the marsh views and watching dolphins. Mount Pleasant Memorial Waterfront Park, at 4.8 from 3,958 reviews, is loved for its pier, fishing and sunset views of the harbor.
A day at either one comes home on shoes and paws. For back doors and mudrooms, a floor whose warranty covers topical water, like rigid-core vinyl plank, handles wet feet; the warranty still ends at floods.
For living areas, Veranda's Charleston collection includes a light French oak color named Waterfront, with a 4 mm wear layer and 8-inch planks, in our engineered hardwood range.

What Mount Pleasant homeowners ask
Who has the best price on flooring?
Compare quotes for the same thing: line, wear layer or AC rating, square footage with cut allowance, underlayment or vapor barrier, moldings and delivery. Those are the factors that move our quotes too.
Can engineered hardwood go in a house on piers?
Yes, over a sound wood subfloor, if the crawl space meets the manufacturer's rules. Denali asks for black 6-mil poly with taped seams over the soil and 18 to 24 inches of clearance; Chesapeake asks for at least 18 inches of ventilated space.
Is waterproof flooring a good idea in a flood zone?
It helps with spills and wet feet, not with floodwater. Plan for a floor that can come up and dry, and keep your flood insurance in place.
