Engineered Hardwood vs Luxury Vinyl Plank: The Rules That Decide Each Room

The most common mistake with engineered hardwood vs luxury vinyl plank is choosing room by room from photos and learning later that the room doesn’t suit the floor.

According to the manuals, real wood wants the house held at 35% to 55% relative humidity all year; the PermShield SPC vinyl plank we sell has to be glued down wherever an office chair rolls. Rules like those, not the pictures, settle most rooms.

The short version: choose engineered hardwood for conditioned living spaces where you want real wood that can be refinished later. Choose luxury vinyl plank, which in our catalog means rigid-core SPC, for kitchens, baths, laundry rooms, slabs that test damp and enclosed spaces that aren’t always heated or cooled. Nothing stops one house from having both.

What you are comparing

Engineered hardwood is a slice of real wood glued over a layered core. Chesapeake’s Cromwell, for example, carries a 3 mm oak veneer on a 5/8-inch board, and Denali’s thickest Apogee boards carry 6 mm. We explain what that slice means for sanding in our guide to the engineered hardwood wear layer.

SPC luxury vinyl plank is a printed image under a clear wear layer, on a rigid stone-plastic composite core, with a foam pad attached on the planks we stock. Our lines carry 12 mil (Belocore), 20 mil (PermShield Lite) or 22 mil (PermShield One Plus), numbers we unpack in LVP wear layer.

Side by side: the rules that decide the room

Every line below comes from the installation manuals, care guides and warranties behind the products: Chesapeake and Denali for engineered wood, PermShield for SPC.

Scratches, dents and petsHardness is on the product page (Cromwell: 1360 Janka); felt pads under furniture and trimmed pet nails (Chesapeake care guide)Surface scratches count as normal wear and pet clawing is excluded; pet stains are covered after proper spot cleaning
Wear, years from nowRefinishing is among Chesapeake’s warranty remedies; the veneer sets how much sanding it takesWear is judged by the printed pattern; worn planks are replaced

The installation row is where most surprises come from, and we compared the two methods line by line in floating floor vs glue down.

One room, two real floors: a worked example

Take a ground-floor family room on a concrete slab, with a sliding glass door to the yard and a desk in the corner where a rolling chair lives. Two floors we stock:

  • Chesapeake Cromwell: European oak, 8-2/3 inches wide in random lengths up to 86.6 inches, 5/8 inch thick, 3 mm veneer, UV-cured matte finish, rated on or above grade, glue, nail, staple or float, 35-year residential warranty and lifetime structural warranty.
  • PermShield One Plus: SPC core, 22 mil wear layer, 1.5 mm pad attached, floating by design, lifetime residential wear warranty for owner-occupied homes and 15 years in light commercial use.

Now run the room through the rules:

  1. The slab tests at 5 lb on the calcium chloride test. One Plus is inside its 8 lb ceiling and goes over 6-mil poly. Cromwell is over Chesapeake’s 3 lb dry line; between 3 and 7 lb, Chesapeake allows wood only over an impermeable vapor retarder rated 1 perm or less. Both still work, one with an extra layer.
  2. The desk chair. PermShield requires glue-down wherever rolling casters will travel. Chesapeake’s care guide doesn’t recommend rolling casters on wood at all; if you keep them, it suggests rubber barrel or double-wheel casters over a protective mat.
  3. The sliding door. PermShield requires drapes or blinds during peak sun; Chesapeake recommends curtains, blinds or solar film. Same answer for both: plan the window covering with the floor.
  4. Summer humidity. Cromwell needs the room held between 35% and 55%, and Chesapeake suggests air conditioning or a dehumidifier in the humid season. One Plus asks for the heat or air to keep the room between 65°F and 85°F.
  5. Ten years on. A worn Cromwell floor can be refinished on its 3 mm veneer. A worn One Plus floor is repaired plank by plank, which is why PermShield recommends keeping at least one full carton.

Neither floor is wrong for this room. The slab reading and the chair decide how much extra work each one needs, and that is the comparison worth making before looking at colors.

The same items move the quote on both sides: the collection, veneer thickness and width or wear layer, the installation method and what it adds (adhesive, moisture system, poly and foam), slab or subfloor prep, moldings, and the square footage with waste.

A slab reading taken the way the manuals ask, as laid out in our subfloor moisture testing checklist, often decides more than the sample does.

And you don’t have to pick one floor for the whole house. The same rules can put wood in the living areas and SPC in the kitchen, baths and laundry, joined at the doorways by the right transition piece.
